About 3a Howard Place

“Travelling - first it leaves you speechless, then it turns you into a storyteller”
- IBN BATTUTA

This large, 2810 square feet, apartment is spread over the top two floors of a Georgian townhouse and is an ideal base for any stay in the glorious ancient town that is St. Andrews. The apartment is large enough for an extended family group, or it can happily accommodate multiple families or groups of friends, but equally it is comfortable and cosy enough for an indulgent break for a couple, and it’s central location really does mean that the only need for a car is to enable your arrival and departure.

On the first floor you will find the bespoke kitchen that was designed and crafted locally. It is fitted with a range of hand painted solid oak base, wall and breakfast island units complemented with granite countertops. The suite of integrated appliances include a Bertazonni range cooker with double ovens, grill and induction hob, a Miele coffee machine, microwave oven and dishwasher, and an American style Bosch fridge-freezer. The kitchen opens through an arch into one end of the large dining room with its large centrally positioned fire place, the long oak dining table and chairs, and the two full height sash windows overlooking the front of the property.

The dining room in turn leads through into an impressive drawing room with its three large west facing sash windows, gas fireplace with marble surround and timber mantel, arched reading nook, OLED TV, Sky Q system, Cambridge Audio Digital Streamer, and a door out onto the landing and the stairs. The dual aspect throughout the public rooms and the high ceilings means that the apartment benefits from fantastic levels of natural light all day.

You will also find two large double bedrooms with their king size beds on this first floor. One in the old library at the front of the property and one at the rear, overlooking the church, with a large en suite bathroom. In addition, you will find the fully-equipped laundry and utility room with Miele appliances, space for golf bag storage, the boiler and a separate WC.

On the second (top) floor you will find the single bedroom and two further large double bedrooms with their king size beds, OLED TVs  and en suite bathrooms. On this floor you will also find the large family bathroom with a separate shower and roll-top bath, and the linen cupboard for spare bedding, throws, towels etc.

Howard Place - Floorplan

“Not all those who wander are lost”
- JRR TOLKIEN

Howard Place is off St Mary’s Place which itself becomes Market Street. The cobbled heart of St Andrews and one of the three main streets that converge on the cathedral ruins at the eastern edge of the town. Market street is flanked on either side by an array of boutique shops, high street retailers, cafes, restaurants and pubs. It is connected to North Street and South Street by a series of small narrow pedestrian lanes, alleyways or wynds that provide useful shortcuts when you move north-south through town. South Street has more pubs, cafes and restaurants primarily on its north side and the retail opportunities give way to university buildings, Madras College and St Mary’s College quadrangle on the southern side. Whilst North Street is dominated by St Salvator’s Chapel and some of the oldest University buildings.

The apartment’s hard-to-better location, probably the reason why Prince William set up his undergraduate home opposite, means that you are as short a walk away from a significant historic monument, as a supermarket, an artisan cafe and bakery, or a great local pub or restaurant, or the town’s harbour and its two sandy beaches, or four of the ten golf courses that fringe the town.
